<p>Hard money loans are very similar to bridge loans. Bridge loans typically have similar criteria for lending. They also have similar costs to the borrower. The primary difference between a hard money commercial loan and a bridge loan is that a bridge loan frequently refers to a commercial property or investment property that is in transition. The property may not fully qualify for traditional financing yet. Hard money commercial loans refer not only to asset-based loans with a high interest rate but also loans for a financial situation that is possible distressed. Examples of this include cases where someone is arrears on an existing mortgage or where bankruptcy and foreclosure proceedings are already in process.</p>
<p>Hard money mortgages, both commercial and residential, are made by private investors. They typically make loans only in their local areas. The credit score of the borrower is not important because the loan is secured by the value of the collateral property. The maximum loan to value ratio is 65-70%. This means that if a piece of property is worth $100,000, the lender would give the borrower $65,000 to $70,000. This low LTV (loan-to-value) ratio gives the lender added security in the event that the borrower cannot pay and the lender has to foreclose on the property.</p>
<p>Commercial hard money lender programs are similar to traditional hard money loans in terms of the LTV requirements and interest rates. A commercial hard money lender is typically a strong financial institution with the deposits and abilities to make discretionary decisions on loans that are non-conforming. These borrowers do not conform to the standards of Fannie Mae, Freddie Mac, or other residential conforming credit guidelines. Since it&#8217;s a commercial property in question, the loan does not generally conform to a standard commercial loan guideline either.</p>
<p>Traditional commercial hard money loans are very high risk and have a higher than average default rate. Just like in a normal commercial loan, when a property owner defaults on a commercial hard money loan, he or she can potentially lose the property to foreclosure.</p>

<p>In <a href=http://hongkongconsulate.org/doing_business_in/>business</a> 1980s, this began to change. In order for large U.S. original equipment manufacturers, or OEMs, to remain competitive in price-sensitive global markets, they were forced to reduce their costs.</p>
<p>One initiative was the move to outsourcing to take advantage of lower labor rates. At first these foreign countries did not have the ability to fully service the needs of large OEMs. They didn&#8217;t have factories, so they built them &#8212; state-of-the-art factories using the latest in manufacturing and information technology.</p>
<p>They didn&#8217;t have the quality levels required, so they learned from us. Now, lower labor rates are not the only driver moving OEMs to low-cost regions. We are being beaten at our own game.</p>
<p>Global competition now is right on the doorstep of even the smallest U.S. companies, and many are not prepared for the challenge.</p>
<p>In my previous corporate position as a commodity manager in the sourcing group of a major U.S. OEM, my job was to manage suppliers and reduce commodity costs. Unfortunately, this usually was achieved by moving our supply base off-shore.</p>
<p>Other commodity managers I know at large OEMs don&#8217;t enjoy moving business out of our country, but often say they have no choice because of the resistance they get from U.S. manufacturers in implementing cost-saving changes and state of the art technology and processes.</p>
<p>The average cost savings produced by moving suppliers to foreign countries is about 40 percent. So, how do we compete?</p>
<p>To stay in the game we need to reduce this gap to between 20 percent and 30 percent to make the total landed cost of transition less appealing to our customers. U.S. manufacturing companies can be competitive with companies in lower-cost regions, but it&#8217;s going to require effort, passion and most importantly, changes in the way we are doing business. If you are still doing business the same way you did 20 or 30 years ago, your company is in extreme danger.</p>
<p>Is your company in fighting form? Here are four areas to evaluate within your own firm:</p>
<p>*Do you have a strategic supply chain process that includes formal contracts with your suppliers and continuous raw market, commodity spend, and inventory analysis? No? Strike one!</p>
<p>*Do you have an automated enterprise resource planning (ERP) technology system that integrates <a href=http://hongkongconsulate.org/doing_business_in/partnership.shtml>partnership</a> from the production floor, purchasing, inventory control, product distribution and order tracking that drives the manufacturing flow? No? Strike two!</p>
<p>*Do you use lean manufacturing and Six Sigma-based processes on your production floor? No? Strike three!</p>
<p>*Have you developed a Global Footprint by either partnering with or building your own manufacturing facility in a Low Cost Region? No? You&#8217;re OUT!</p>
<p>Just as in baseball, three <a href=http://hongkongconsulate.org/doing_business_in/partnership.shtml>partnership</a> and you&#8217;re out. If you are not currently adding or developing all four of these strategies, you are out of time. Speed and agility are the name of the game. While we are moving forward slowly &#8212; our competition is moving very quickly. The technologies exist that can make companies more effective and efficient, and our offshore competitors are using them. Why aren&#8217;t we?</p>
<p>I have been in factories in China, Hong Kong and Mexico, and I was impressed. The U.S. manufacturing industry typically has exhibited a reluctance to change (remember the auto industry?), and while the majority of company owners know the wolf is at their door, many are still using either a &#8220;wait-and-see&#8221; attitude or are in complete denial that they are in the ninth inning and there will be no overtime.</p>
<p>This resistance to change may be driven by denial, fear, time or money crunch, or just lack of education on how efficiently they could be performing using tools that are easily available today. But if improvements in the four crucial areas noted above are not made an immediate priority, I believe within a few short years the road of U.S. manufacturing will be lined with the carcasses of companies that began making changes too late.</p>
<p>Companies that are willing to rise to the challenge and embrace the changes required are being rewarded for their efforts. Depending on the level of efficiency a company currently is operating, most companies that implement these strategic processes will gain an immediate savings of at least 15 percent to 30 percent.</p>
<p>It will be enough to level the playing field and keep more business here at home.</p>
<p>U.S. manufacturers can sit in the dugout and hope outsourcing goes away, or we can do what Americans do best: Get back in the game. So, are YOU ready to play ball?</p>

<p>It is, for whatever reason; seemingly all about celebrity. So much so, that we have even begun to lose perspective on important issues. The Paris Hiltons/Lindsay Lohans/Nicole Ritchie becomes the focus for many of us, and that is all good when we want a laugh, a <a href="http://www.celebritybazar.com/barack_obama/quotes.shtml">Quotes</a> a slight reprieve from our oftentimes mundane day to day existence. I mean, some of my best work have came about from the seemingly insane behaviours of celebrities&#8230;</p>

<p>Hillary Clinton is a woman, people. Just maybe, like many women, she is not athletically inclined. History&#8211;What Can I Do About It?</p>
<p>1. Honestly, there is not a single person<br />
who has not had SOME gaps in their<br />
work history. Anyone who says differently<br />
is someone who might not always tell the<br />
truth.</p>
<p>2. So, you, job seeker have had some<br />
employment gaps in your career/work life.<br />
What to do? What to do?</p>
<p>3. Sit down and write out what you did<br />
during your time of unemployment. Most<br />
people who are out of work do NOT spend<br />
all of their not working time in front of a TV!<br />
What you did is a measure of what your<br />
values and interests are. If you loafed,<br />
where did you do your loafing? Reading,<br />
baking, driving, hanging out? WHAT DID<br />
YOU DO AND WHY DID YOU DO IT?</p>
<p>4. Condense these periods of unemployment<br />
to look for a pattern. If you were &#8220;laid off&#8221;<br />
a few times, what jobs were you doing and why<br />
were you &#8220;laid off&#8221;? Look for skills that you<br />
used with employment gaps. There is<br />
always a pattern of some sort when Mr. or<br />
Ms Job Seeker is not looking.</p>
<p>5. By making sense of these gaps to and for<br />
potential new employers, you can capitalize</p>
<p>on them to present yourself in a new light.<br />
Example: If you started a home based<br />
business while you were unemployed, but<br />
it failed, you can still be known as someone<br />
willing to take risks; someone<br />
who can see failure as something to not<br />
be ashamed of. How many employers<br />
could sympathize with you? Many, I would<br />
guess. Failing and learning from it, is a<br />
SKILL.</p>
<p>6. Put those unemployment gaps together<br />
Mr. or Ms Job Seeker as if you had found<br />
gold on a scrap heap. The gaps still<br />
represent you, put them in your resume<br />
and use them in an interview.</p>
<p>7. You might want to do these differently on<br />
your next &#8220;not working gig&#8221;. Put yourself to<br />
work on your self, the next time around!</p>

<p><strong>Take their financial temperature.</strong></p>
<p>We all know we can&#8217;t help some people because they don&#8217;t qualify for major medical insurance and that&#8217;s healthcare as we know it today. Unless Hillary, Ted , Joe, Barack, John or what&#8217;s her name come up with something else then we just have to live with it the way it is. Ain&#8217;t it grand?</p>
<p>Assuming your prospect has given full disclosure on their health then you need to find out their financial circumstances.</p>
<p>The medical information is extremely useful in giving you an idea what product to introduce them to.</p>
<p>The financial information? <strong><em>Better.</em></strong></p>
<p><strong>Mercedes. Range Rover. Two kids in Princeton. </strong> <strong>I <em>thought</em> they were gettin&#8217; by.</strong></p>
<p>If you&#8217;re making the transition from selling life insurance face to face with your clients you&#8217;ll need to remember some of the things you may have forgotten.</p>
<p>How many times did you qualify your client based on appearances?</p>
<p>You designed an insurance policy that was loaded with all the things you thought they would need only to find out they couldn&#8217;t afford it. They had all the material things in their home that indicated that they not only had impeccable taste but they had plenty of means to have that good taste.</p>
<p>You didn&#8217;t realize that they only had basic cable for that $5000 retractable flat screen television. Who knew?</p>
<p><strong>This is where you went off the beam.</strong></p>
<p>You explained the policy you designed for them in intricate detail. It was the plan they would have chosen, if they could have afforded it. At that point you had a problem, didn&#8217;t you? They couldn&#8217;t afford that great policy.</p>
<p>So you backtrack, regroup and design a basic coverage plan for their basic needs. But now you have another problem. What ever you show them from this point on will not be that fantastic policy and they&#8217;ll be unhappy. It&#8217;s what they can afford but now it&#8217;s not what they want.</p>
<p>If they flat line financially, <strong><em>knowing it sooner is better than knowing it later.</em></strong></p>
<p><strong>The same applies with Health Insurance. </strong></p>
<p>Don&#8217;t make the same mistake. Find out from your client what the budget is for the coverage. Find out what they&#8217;re paying now and what they&#8217;re trying to save. You need to get some kind of figure from them or you&#8217;ll be repeating history. If they already have coverage, find out why they&#8217;re not so thrilled with the company they&#8217;re with now. It might just be all about the money.</p>
<p><strong>Get little affirmations along the path to enlightenment.</strong></p>
<p>By now you are using the iBoomerang product or something else to design the quote online with your client. They see your computer screen on their computer as if they were looking over your shoulder in your office. As you choose deductibles and co-pays you need to get their approval as you select each facet of the policy. They will see how each choice reflects in the price as you go.</p>
<p>Take the sage advice from Tom Hopkins and get their heads nodding up and down while they customize their own plan.</p>
<p>If you do that, the natural transition is a buying decision.</p>
